Urbanco Approves Construction of 10-Storey Residential Buildings in Hulhumale’

Urbanco, has made a revision to its building guidelines allowing for the construction of 10-storey residential buildings within the Hulhumale’ area.
In the past, the designated ‘residential plots’ in Hulhumale’ were allowed to span seven floors along with a terrace. However, Urbanco has now formally communicated a policy shift, specifying that residential plots are now permissible to be erected as high as 10 storeys or up to 31 metres in height.
A noteworthy implication of this policy adjustment is the requirement for the installation of lifts in buildings surpassing the 15-metre threshold. Additionally, the technical room for these lifts can be positioned between the floor level of the terrace and a maximum height of four metres.
In tandem with the updated building regulations, Urbanco has introduced enhanced parking provisions, mandating on-site parking facilities. To elaborate, each two-room apartment is obligated to allocate space for a minimum of two motorcycles, while their one-room counterparts are mandated to provide parking for at least one motorcycle. The stipulated dimensions for motorcycle parking spaces have been set at no less than 0.8 by 2 metres. Similarly, car parking spaces have been defined with dimensions of at least 2.5 by 4.8 metres.
Urbanco’s decision to expand the allowable building height and introduce stricter parking requirements stands to influence the urban landscape of Hulhumale’, prompting adjustments in architectural practices and residential planning.
